الوصف الوظيفي The Property Supervisor shall maintain a cordial rapport with Khidmah departments such as (Facilities Management/Khadamati/Sales & Leasing /Finance) for efficient internal liaison and coordination to achieve smooth site operations. The Property Supervisor is responsible for the day-to-day operation of the assigned property with a primary objective of increasing operational efficiencies, customer satisfaction. Roles , Responsibilities, Duties: · Follow up and update weekly on AR for all (Owners books, Khidmah Revenue). · Achieve the annual budgeted revenue. · Provide sufficient data to the Property Manager to draft the annual budgets. · Ensure waiver requests are verified with supporting documents prior to submitting. · Verify and follow up on outstanding rents pending from Government/Corporate Payers. · Monitor and clear on daily basis the unidentified payments in bank accounts (Khidmah/Corporate). Internal Business Processes · Verify rent cheques with the account controller weekly to ensure no stale cheques. · Tackle expired leases & bounced cheques and take necessary actions to get them completed. · Submit renewal notices tracking reports to the Property Manager for review. · Prepare a monthly upcoming renewal 120 days in advance to the officers to contact owners. · Submit reports on outstanding rent balances / Pending SD and Rent Refunds / Status of Vacant Units / Days on Market / Outstanding Khidmah fees / Unposted Receipt Register. · Verify Rent and SD refunds prior to submitting to Property Manager for approval and as per set KPIs. · Submit legal memos for defaulting customers as per set KPIs. · Submit annual leave plan for the team and ensure enough manpower and no conflicts on leave schedules. · Provide continuous guidance to the direct reports to ensure they are aligned with the policies and procedures. · Ensure the files are submitted to the Property Manager with proper review of all documents such as lease contract/tawtheeq/cheques copies/receipts/tenant and owner documents · Property Supervisor will develop a complete and thorough understanding of the assigned property. Portfolio’s layout/unit mix/amenities/services, etc. The Property Supervisor should be able answer general and specific questions related to the assigned property and/or portfolio. · Responsible to oversee the coordinators in posting all rental and other charges in ERP, generating any resident invoices, and pursuing collections as necessary. · Property Supervisor is responsible for assisting the Property Manager maintain key control on the property. Any missing keys must be immediately reported to the Property Manager. · Signing renewal notices after verifying and reviewing the owner’s approval. · Property Supervisor to ensure owners are contacted for their rent cheques and collection of all necessary charges (i.e. SC, PM, Maintenance) · Property Supervisor to ensure NOC checklist is completed prior to sending the confirmation & documents to Khidmah head office/Aldar. · Verify IBAN details of owners before they are submitted to tenants. المهارات Minimum graduate degree or High Diploma in studies related to the field (i.e. economics/business admin/etc.) Experience and Skills: Skills 1.Residential 2.3 to 5 years تفاصيل الوظيفة https://www.bayt.com/ar/uae/jobs/property-supervisor-4147416/ |
