The ideal candidate shall have highly effective, reliable and efficient skills to manage entire maintenance activities on the project and should have strong management skills to lead a team of supervisors, FCC & BMS Operators, technicians and other specialist subcontractors on site. Should have good knowledge and experience in maintenance of mechanical, electrical, plumbing, civil, ELV & other high rise building related systems.
Main Responsibilities:
Responsible to establish written procedures with the Engineering Unit Head for the DSD staff including procedures and communication protocol to manage the staff remotely with the head office and camp boss
Carry out all their responsibilities in accordance with the company policies and applicable procedures whilst enhancing PPM policies and procedures
Possess good supervisory and interpersonal skills. Focus on solving conflict, remain open-minded, and balance team and individual responsibilities
Liaise with engineering unit head on a regular basis to report on operations and maintenance activities.
Coordinate and supervise the rosters on site and amending rosters to maintain continuity
Responsible for the delivery of the planned preventive maintenance activities throughout the team reporting directly to him and in continuous contact with the Engineering Unit Head and Senior Engineers
Manage the P1 to P4 RM activities of technicians and supervisors in conjunction with the Senior Engineers and Engineering Unit Head
Coordinate with Senior Engineers for PPM which may require major shutdown
Arriving on site prior to shift start for resource planning including manpower, material/ replacement spares, tools and subcontracted specialised services etc.
Conduct site inspections and quality audits of PPM and RM work
Coordinate with the stores teams for spare parts, consumables and tools including material requests not available that are affecting work
Ensure that all staff under his control adheres to the building QHSE policies and procedures
Be compliant with the CAFM system whilst guiding the CAFM Coordinator to develop and fix PPM and RM related issues found on site
To fulfil the operational requirements by working in night shifts to satisfy the bulk of the night time PPM requirements whilst acting as hard services point of contact out of hours.
Responsible to interpret and apply the Operation and Maintenance manuals
Health & Safety Responsibilities:
Attend training/TBT/briefings on a regular basis/as applicable
Be aware of work place hazards/environmental aspects and controls.
Ensure to conduct your duties in a safe manner and in accordance with company policies and procedures.
In particular, staffs are encouraged to take reasonable care of themselves and others and report any unsafe acts/condition to their line manager/HSE representative without delay.
Be aware of and adhere to the company policies and procedures posted on the notice boards or as communicated via tool box talks or HSE briefings.
Use appropriate personal protective equipment for the type of work being performed.
Be aware of responsibilities and actions in case of emergency circumstances.
Report any accident/incident/near misses immediately to line manager/HSE representative without delay, carry out initial investigation and be available to support any further investigation as necessary.
Create awareness of and contribute towards zero accidents/incidents.
Always ask if in doubt stop the task immediately, seek assistance and report to their immediate line manager.
المهارات
Essential Experience:
10-15 years’ experience working as Maintenance Team Lead or a Senior Supervisor in a relevant position
Should be familiar with maintenance guidelines from NFPA codes, UAE fire & life safety code, DEWA regulations, DM regulations, DCD regulations etc.
Should have good experience working with CAFM systems
Experiencing of managing and supervising teams to stringent SLAs and KPIs
Desirable:
Work experience in high rise buildings is preferred
Proficiency with Microsoft Office Products including Outlook, Word, Excel and Microsoft Project etc.
Experience in smart building system management is preferred
Essential Qualifications:
Diploma or equivalent in mechanical/electrical/facilities management
Certifications on facilities management
Desirable:
Relevant vocational or technical certificates
