Job Description
PRIMARY PURPOSE OF THE JOB
• To operate the various system and equipment of the Central parts or plant rooms of the
facilities in a safe and optimum manner. To meet the requirements of facilities of client. The
operation of the system / equipment includes but not limited to:
i) AHU, FCU, UFT
ix) Fire Protection System
ii) Building Management System
x) Heat exchangers
iii) Chiller
xi) Lighting Control System
iv) Compressors
xii) Piping network of underground/above ground
v) Cooling towers
xiii) Pumps
vi) Diesel Generators
xiv) Swimming pools
vii) Filter / Strainer
xv) Water feature
viii) Fire alarm system
• To monitor, control and maintain the continuous, uninterrupted provision of utilities such as
power and water. To maintain the climatic condition of the premises for its intended purpose
such as human occupancy, data center, cold storage, etc.
• To prepare/update the logbooks for various operations related activities.
• To read, assess, review the operations parameters. To study, judge the system/equipment
behavior and take appropriate actions as per the policies and procedures followed in client.
• To generate daily operation reports, shift reports, plan trip reports, Reports that relate to
PTLS and other operations related activities.
• To work as permit controller in the activities of managing Permit to work process by
effectively and proactively carrying the isolation/de-isolation work site preparation, lockout
and tagging activities
• To monitor the trend of equipment/system performance and to take corrective measures
whenever any variation is noticed.
• To initiate/process/monitor the work requests in CAFM or any other computerized system or
in through any other Computerized system or through manual process as adapted by client.
KNOWLEDGE, SKILLS and EXPERIENCE
• At least 8 years of varied maintenance and operational experience in refinery plants or
oil/gas stations or similar facilities with exposure to large HVAC installations
• The incumbent should have a minimum of 5 years supervisory experience. Completion of
Diploma/Certification of 3 years duration.
• Good knowledge of English, (both written and understanding technical manuals) is essential.
• He must be very familiar with the use of the computer and its applications.
KEY RESULT AREAS - PRINCIPAL ACCOUNTABILITIES
• Supervises all activities of assigned personnel at the Central Plant. Carries-out supervisory
duties and exercises at the level established by management for the position.
• Supervises the safe and efficient start-up, running and shutdown of all equipment and
machineries such as power generators, chillers, chilled water circulation pumps, cooling
towers, fire water pumps, irrigation pumps, drinking water pumps, air compressors. Ensures
that the equipment and machineries preparation, start-up and shutdown procedures are
strictly followed and safely implemented. Monitors and controls the PLC incorporated
systems.
• Supervises all activities of Operation contractor in the regular checking and recording of
various flow, level, pressure, and temperature to ensure that they are within the specified
operating limits and conditions. Reviews abnormal readings and takes corrective action to
ensure that safe and smooth running of the plant and equipments.
• Directs and participates in regular checks on safety equipment and systems in Central Plant
such as smoke, fire detection equipment, safety valves and back-up systems, various alarms
and a wide range of fire-fighting equipment, evacuation modules and various individual
safety clothes and equipment. Completes work requests to repair or replace defective
equipment, ensuring it is carried out speedily. Ensures all Central Plant personnel strictly
adhere to the safety rules and regulations and aware of the various emergency/evacuation
procedures. Carries-out safety courses and tests on a regular basis.
• Reviews and signs all permit to work system documents, after verifying that all the necessary
safety measures are complied with. Carries out site visits to ensure that there are no
deviations from established safety procedures and regulations.
• Prepares the daily activity reports, monthly reports, and other adhoc reports, as required by
the department.
• Prepares the working shift scheme and leave schedule for the Central Plant Staff. Ensures
that adequate staffing is available to meet the operational requirements of the facilities.
• Carries out regular checks on stocks of materials, liaising with technicians on requirements
for chemicals, oil diesel, water, tools, clothes, stationery and other materials. Drafts, reviews,
and initials materials issue vouchers and materials requisitions to update stock, expedites
and follows-up on urgent stock requirements.
• Carries-out other similar or related duties such as preparing the daily report outlining
problems occurring during the day; issuing work permits for work to be carried-out at the
Central Plant which may involve personal visits; reviewing the daily plant readings.
• Initiates action for plant improvements through investigation of recurring plant problems.
Prepares PINs providing feedback on existing situation to client, with recommendations and
justifications for the required change.
• Carries out pre-implementation checks on drawings, documents of plant changes and new
projects. Participates in the commissioning of these projects and provides feedback to the
Senior Operations Engineer/Manager - Operations, to achieve smooth implementation and
start-up as per schedule.
• Supervises and monitors all stationed Central Plant controls by means of operating a
Computerized Building Control Management System. (BMS).
• Adheres to ISO accreditation, regulation of client. Ensures the activities of the Department
conform to ISO 9001, Quality Management system, ISO 14001, Environmental Management
System and OHSAS 18001 Occupational Health and Safety Management System.
• Manages all the activities of the operation to achieve the set Strategic Objectives of the
Department by fulfilling

PROBLEM SOLVING AND COMPLEXITY
• Deals with a wide range of complex maintenance problems & electronic devices. Decides on
technical / operational solutions.
• Leadership qualities and attitude towards work beyond duty hours is a must.
