KEY TASKS & RESPONSIBILITIES:
• Lead a team of hard service coordinators onsite and supervise the assigned tasks.
• Lead the team hands on with emergency activity, critical environments and in case of business continuity periods.
• Analytical thinking with high proficiency to create value-based reports.
• Coordinate and drive the department with high levels of efficiency.
• Monitor and reports on the activities of all preventive, reactive & corrective maintenance tasks related to electromechanical systems and ensures their performance in conformity with the prescribed work methods, quality standards & safety guidelines.
• Follow-up with a MEP Contractor to Ensure to maintain the performance and energy efficiency of the plant at optimum level.
• Coordinates with MEP Contractor Supervisors for timely and efficient service maintenance of all assigned building systems.
• Coordinates closely with Help Desk personnel/procurement in order to identify maintenance needs & actions as appropriate.
• Checks various electromechanical systems periodically, identifies malfunctions and reports significant observations to attention of MEP Contractor for appropriate Action.
• Provides documentation/coordination support for the HSM, Document Controller, deployment & mobilization of additional works.
• Coordinates with MEP Contractor Supervisors and operation team for covering call-out attendance and work allocation.
• Interfaces effectively on a day to day basis with all accredited suppliers & contractors to supervise, evaluate & report to HSM on the progress related to the new installation works.
• Reads & interprets blueprints & diagrams/sketches to ensure accuracy of trouble-shooting & repair jobs.
• Work together with Assets Manager and MEP Contractor on Updates, maintains, and ensuring the accuracy of assets registered for assigned equipment or machinery.
• Confirm the deployment and Availability of technicians in order to promptly attend to urgent complaints as per work orders & phone requests.
• Build a good Relationship with MEP Contractor Operation Team to support in daily Activities.
• Escalate immediately to PM regarding events such as breakdown of major plant or equipment which could affect the Main services (Power, Cooling and Water).
• To Insure the Contractor is Maintaining the orderliness and cleanliness of the site to ensure a clean, safe and accident-free work area.
• Supervises the evacuation of MEP Team employees during fire and other emergencies, as required.
• Support in Contractor KPI & SLA filling and attend related Meetings.
• Identify if any snags from Installation Contractor during final handover stage and follow up regarding the list completion.
• Provide accurate information require for monthly management report and HSE Report.
• Monitor and review administrative activities within the Unit such as fixed asset verification, stores verification, records verification and support in case of any external support is required.
• Review the routine and special reports, root cause analysis reports in order to share with client.
• Ensure compliance of key systems for safety. Including Water (domestic, Cooling towers, sprinkler etc).
• Monthly log books are maintained by the contractor and audited. Impose action plans to ensure that any failings are resolved.
• Views drawings, prepare snag list, and follows up in order to resolve issues/concerns relating to AC/Mechanical areas.
• Performs any other related duties as required.
• Expected to demonstrate a high level of commitment to providing a safe working environment inside the building in accordance with the company Health & Safety (H&S;) procedures.
• Expected to ensure that all defined services are complete in accordance with the C&W;quality procedures.
• Follow up with Client’s Security Department to insure the MEP Contract or access in accordance with established policies & authority limits.
• Direct Supervision and coordination a Main Switching Activities specifically of MV System, Generators & Isolation of Major systems.
• Liaising with the Direct Suppliers about site visits and Performing a required Maintenance on time.
ACCOUNTABILITIES:
• Accountable to the Project Manager / Director for the site
• Supervises team of coordinators and technicians.
• Support peers in the execution of their duties.
• To assist in planned/ unplanned activities such as fire evacuation, emergencies.
• Attend meetings as appropriate to discipline and advise client of technical issue that arise.
