PLUMBER

CORE RESPONSIBILITIES

Assist in the development of a 52-Week Planned Preventive Maintenance (PPM) Schedule for the compound’s plumbing infrastructure, equipment and components
Install, maintain, troubleshoot and repair Water Supply Pumps, Deep Well Pumps, Reverse Osmosis (R.O.) Plant, Sewage Treatment Plants (STP), Water Heaters, Grease Traps, Backflow Prevention Devices and Valves, Flush Meters and Valves, Water Meters, Faucets, Toilets, Basin and Sinks, Water Sprays, etc.
Respond to emergency plumbing calls concerning clogged drains, broken water lines, frozen pipes, reported gas odor/leaks, diagnose the problem, and undertake corrective action.
Perform brazing, soldering, pipefitting, welding and fabrication as required.
Keep inventory of trade tools and equipment, ensure they are in proper working condition, and hold technicians accountable for the proper handling and use thereof

ELECTRICIAN

CORE RESPONSIBILITIES

Assist in the development of a 52-Week Planned Preventive Maintenance (PPM) Schedule for the compound’s electrical infrastructure, household and commercial kitchen appliances
Work in close coordination with the Head MEP Engineer and team of electricians to ensure proper adherence to the PPM schedule and timely delivery of Reactive/Corrective Maintenance based on the compound’s work order system
Install, maintain and repair electrical controls, wiring, and lighting systems
Repair and replace electrical equipment and fixtures, such as appliances, lighting fixtures, etc.
Inspect and diagnose Transformers, Circuit Breakers and other electrical equipment
Estimate cost of preventive and corrective maintenance and repair works
Troubleshoot electrical problems and disrepair using electrical testing equipment
Pull and terminate cables of various types
Trace telephone lines from the IP Telephony Switchboard to the different telephone units within the compound
Keep inventory of trade tools and equipment, ensure they are in proper working condition, and hold technicians accountable for the proper handling and use thereof
Monitor and control the technicians’ use of spare parts and tools and keep inventory thereof
Train, guide and motivate electricians on an ongoing basis
Adhere and ensure that the electricians always adhere to the highest standard of safety when conducting maintenance and repair activities; report incidents and/or accidents in the workplace upon occurrence
Take electrical meter readings and create electricity consumption reports
Keep logs of daily maintenance activities and prepare reports as required by the Head MEP Engineer
Perform any other reasonable tasks as required by the company

HVAC

CORE RESPONSIBILITIES

Assist in the development of a 52-Week Planned Preventive Maintenance (PPM) Schedule for all HVAC units on the compound and lead PPM works accordingly
Install, maintain and repair split HVAC units and their respective parts, such as Compressors, Air Handling Units (AHUs), Fans, Belts, Filters, thermostats, Switches (i.e. Automatic, Log), Motors, Louvers, Relays, Controls, Heat Exchangers, Controls (i.e. High-Limit, Fan, Pressure), Fuses, Filters, Bearings, Valves, Gaskets, Thermostats, etc.
Diagnose mechanical and electrical faults for HVAC systems.
Clean and adjust HVAC systems on a preventative and corrective basis
Refill freon gas when required; detect and repair freon gas leaks upon occurrence.
Keep inventory of trade tools and equipment, ensure they are in proper working condition, and hold technicians accountable for the proper handling and use thereof
Monitor and control the technicians’ use of spare parts and tools and keep inventory thereof
Work closely with the Lead Appliances Technician in maintaining and repairing Refrigerators, Freezers, Coolers, Cold and Freezer Rooms, and Hood Extractors.
Train, guide and motivate HVAC technicians on an on-going basis
Adhere and ensure that the plumbers always adhere to the highest standard of safety when conducting maintenance and repair activities; report incidents and/or accidents in the workplace upon occurrence
Oversee work being carried out on the compound by third-party contractors
Keep logs of daily maintenance activities and prepare reports as required by the Head MEP Engineer
Perform any other reasonable tasks as required by the company

REQUIREMENT

Professional Certificate or Diploma.
Minimum of three (3) years as Lead Technician for a General Contractor, Property Management or Facilities Maintenance Company
Extensive maintenance and repair experience related to infrastructure, tools, fixtures, equipment and components
Ability to read schematics and work plans
Organizational and supervisory skills to oversee a diverse team of technicians
Experience in planning and scheduling maintenance activities and personnel
Ability to work outside of business hours, weekends and during holidays when the operation mandates
Good verbal and written communication skills in the English language
Interpersonal skills and ability to work within a team environment
Ability to work well under pressure and multitask when required
Good grooming standards and professional appearance.
