Job Purpose:
This position main duty is centered around ensuring that properties maintenance requirements are met through the application of an organized procedure, and Maintenance Budget is maintained involving the necessary audit on Property Managers and Maintenance Companies.
Job Description:
Strategic
Managing the Maintenance requirements for different funds/portfolios as per agreements.
Keeping properties in very good conditions.
Liaising with authorities and Consultants in order to keep valid license documents for each property.
Operational
Report to VP-PM regarding all maintenance related subjects.
Providing independent advice on properties maintenance strategy.
Evaluation of Consultants and Contractors in a professional way and predefined criteria.
Establishing properties maintenance budget based on current market prices and operations requirements.
Participates in the formation and administration activities on property managers and maintenance contracts, from development of invitation to tender documents, through the bid, evaluate and commit cycle to recommendations for award and administration of awarded contracts in accordance with Company’s developed standard work process procedures and automated contract management systems.
Maintains relationships with maintenance contractor’s personnel in order to resolve specific project problems, to be aware of current market conditions, and to inform bidders and contractors, when necessary, of the overall maintenance requirements.
Analyzing maintenance contracts general terms and conditions to highlight areas of risk such as ambiguities, conflicts or deviations from the scope of work. As work proceeds, make recommendations to the HOD on the mitigation of these risks; able to closely monitor and support remedial actions and recommend appropriate tradeoffs.
Process interim and final payments to Consultants/Contractors as per signed agreements and manage required variation orders.
Controlling all maintenance expenditures for labor, equipment, material and services and ensures field operations are within the budget.
Planning and establishing procedures to ensure all maintenance operations meet Funds/Portfolios requirements.

Bachelor Degree in Civil, Mechanical or Electrical Engineering.
Fluent in English and Arabic.
Preferable gender; Male
General Computer skills (Auto Cad, MS Office).
7-10 years’ experience and minimum 3 years’ experience in UAE
Energetic and engaged in work
Has a valid residence and driving license in UAE
Should engage in admin work, contractors and managing tenants
Should be available on call based on emergency
Competencies:
Proficient knowledge of project engineering processes and procedures.
Must have a thorough understanding of the estimating processes, contracting methodologies and application of accuracy and risk.
Proficient project execution, planning and communication skills.
Strong in organizing and managing complex engineering activities.
Working knowledge of industry/regulatory standards and design criteria within the engineering disciplines.
Good knowledge of project control systems and estimating procedures.
Good knowledge of procurement systems/procedures and provide key engineering co-ordination with contractors/suppliers.
Knowledge of proposals and bid processes.
Ability to negotiate terms, conditions and commercial issues with Consultants/Contractors/Suppliers.
Experienced in reporting on Maintenance performance through use of established procedures.
Experienced in working with standard computer software programs and packages.
