• Maintain visitors log books and maintain records of all visitors to the premises including vehicular movement within the premises to prevent any unauthorized entry of persons/vehicles
• Meet and greet all guests and visitors and provide all necessary assistance
• Maintain incident logbook, recording any incidents occurring in building premises, i.e any incident that compromises general safety of the building and the well-being of residents/visitors, detrimental to the safety of the premises e.g.: defects in perimeter fencing, faulty light fittings/lighting, outbreak of fire, break-in or damage of property. Incident reports to submitted to EEC representative by 9:00am every morning.
• Upon hearing the fire alarm, locate the source of a fire and if it is a false alarm, report to the concerned company and the local civil defense force
• In case of fire observe and comply with the following;
a) Activate the fire alarm system and shout “Fire, Fire” if help cab be expected at close quarters
b) Telephone the Fire Service, Civil Defense and Police. Give accurate information regarding address and location
c) If it’s a small fire, try to put it out, if not summon for help. If there is a risk in injury, leave the fire-fighting to the Fire Service
d) Ensure the speedy entry if the Fire Fighting and Police personnel and direct them to the location of the fire
e) Assist in evacuating personnel away from the location of the fire
• Carry out investigations immediately on any pilferage or theft cases and submit written incident reports as required by the company
• Maintain proper documentation, i.e. attendance, incident reports, daily occurrences pertaining to the premises
• Implement “Permit to Work” and issue workers access cards to regulate visitors to the building. All visitors must register at the concierge reception desk and sign off at the time of exiting the building
• Ensure that all security related systems such as CCTV Cameras, access control and fire alarm systems are in working order. Any malfunctions/operational issues to be reported to EEC and respective O & M Contractors for immediate rectification
• Conduct regular inspections around the premises to monitor any abnormalities which requires EEC or respective O & M Service Providers attention. Special attention to be given to general cleanliness of common areas, toilets, amenities and swimming pool facility
• Maintain the required safety standards and a safe environment including risk assessment/management of O & M service providers, external contractors and residents
• Ensure the security and safety of all properties within the premises
• Check and monitor all personnel and vehicular movement within the premises to prevent any unauthorized entry of persons
• Participate and witness the actual stimulation test of Fire Alarm System, Life and Safety Systems, BMS, CCTV, Access Control and all other security systems
• Support energy performance improvement initiatives
• Conserve energy consumption whenever possible
• Ensure that subordinates comply with MAB’s energy policy, procedures and energy management system requirements
• Participate in Emergency and First Aid
• Report near misses and incidents
• Participate in HSE meetings as required

• Ability to read and write fluently in English and Arabic
• Be tactful, patient and courteous at all times, even under stress
• Ability to operate Willkie Talkies
• Display a high level of self-motivation and work with minimal supervision
• Ability to implement systems and process and to pro-actively seek to resolve issues
• Computer literate
• Accuracy in submission of reports/incidents and ability to take relevant action in a timely manner
• Secondary education with passes in English, Arabic and Mathematics
• Member of a recognized professional body (related to building environment) is and added advantage
• Strong communication and interpersonal skills
• Knowledge of output specifications and management of performance based contracts
