Assist in the development of Portfolio & Asset Management’s annual business plan, KPIs, budget, policies, and procedures
Act as the P&L;owner of the mall from handover up until exit
Lead the development of the annual mall business plans in coordination with Leasing, Digital Marketing, and Operations
Ensure that the mall financial performance is achieved and projected returns are realized in conjunction with all departments involved in the operational lifecycle
Perform individual asset performance review and recommend value enhancement levers covering:
Revenue enhancement
Footfall enhancement
Cost optimizations
Expansions, renovations, and repositioning
Exits and other levers
Propose and suggest improvement levers to Asset Management Committee
Provide critical input to Development and Delivery during the development and feasibility stages
Assist in the identification of exit opportunities (deal sourcing) and partners by leveraging ACCL’s internal network as well as external networks and screen all opportunities
Perform the repositioning/ exit, due diligences, and other analysis done at the asset operational stages
Review asset’s pricing strategy and tenant mixes and coordinate with Leasing and Finance to update unit prices if needed
Align on mall level revenue generation from media sales and specialty leasing with Sales (Digital & Marketing) and specialty leasing (Operations) respectively
Conduct periodic site visits and coordination meetings with regional and mall managers within overseen portfolio
Request and review revenue leakage reports summarizing late/ missed collections, and ensure corrective actions are taken
المهارات
Education
Bachelors degree in finance/business administration, or engineering, or economics or management from a top-rated university
MBA or equivalent is preferred
Asset Management certification is preferred
Experience
8-10 years of development and asset management experience in a leading property developer or asset manager, with a critical focus on the retail segment
Extensive financial analysis and portfolio management experience (must have managed a retail portfolio of at least USD 1-2 B in asset value or 0.5-1 Mn sqm of GLA)
Deep exposure to KSA/ GCC region and adjacent markets
Experience in Retail Leasing or Mall management is preferred
Competencies
Excellent analytical skills
Strong understanding and experience in the MENA economies and markets
Strong network of regional and international retailers and brands with a presence in KSA
Proven skills in negotiation and problem resolution
Skillful with business management, leadership, deal making, and strategic legal approaches
Excellent writing, presentation, and interpersonal skills
Business-level command of English, written and spoken (Arabic is a strong preference)
