The Role:
The Property Manager will lead the management, development, performance and continuous improvement of all Property related activities including Property Management; Property Development; Asset Strategy & Review; Property Projects including Environment and Energy Management and Building Services Engineering. He will be responsible for the planning and implementation of construction projects and maintenance activities in new and existing YBA Kanoo property in WP region.
Responsibilities:
Supervises the consultant design for implementation
Reviews preliminary, and final design drawings, BOQ and tender documents
Obtains and reviews bids to ensure unit price is as per the approved amount and color/ finishes as per standard
Supervises construction/renovation of all in-house design for all disciplines
Reviews and recommend progress payments for consultants/ contractors/suppliers
Prepares quarterly, half yearly and yearly projects progress reports and assists in preparation of budgets
Oversees activities of maintenance team for electrical, plumbing and carpentry works at his region.
Responsible for handling stand-by generator sets, HVAC, UPS, Energy Savings Device, Safety and Security, Central Monitoring system upgrade, installation of elevators, transformers and switchgear.
Reviews and evaluates design drawings for electro-mechanical in coordination with consultants/ contractors/suppliers
Renews, implements and executes preventive maintenance contracts for HVAC, Signs, Fire Extinguisher, Fire/Security and CCTV system, FX Boards, Generator sets, UPSs and elevators
Initiate proposal, bidding, evaluation and recommendation for renewal of preventive maintenance contracts
Prepares/recommend maintenance development ideas, improvements, procedures and systems for the benefit of maintenance dept. and premises dept., as a whole.
Has to prepare bids and proposal for the prospective clients to expand business operations.
Responsible for filling the vacant premises time to time and to decide the rent on a competitive rates as per concurrence from General manager.
Responsible for ensuring that the premise is a safe place for the tenants to live or to work.
المهارات
At least 7 years’ experience in building services engineering and property management role ideally in a leading organization, with a proven track record in managing and developing a diverse portfolio of property.
Degree Qualified – CIVIL/ Architect or engineering related
Proven track record of providing accurate and effective advice on building services management and development.
Proven track record of adding value to an organization through the development of comprehensive contract documents that mitigate risk and enhance property portfolio.
Strong leadership and managerial skills especially during significant periods of change.
Demonstrate knowledge of, and experience with, laws dealing with government and/or commercial contract administration, particularly contract negotiation, preparation and administration
Ability to provide independent advice (orally and in writing) to senior level management on highly technical matters;
Demonstrate success in managing and conducting a variety of property related matters.
Good planning and organization skills.
Building Services Engineering knowledge.
Preference will be given to Saudi nationals
